Many of those starting out in
Real Estate are overwhelmingly told that Wholesaling is the way to
begin. But what is Wholesaling? Well, Wholesaling is the strategy of
finding great deals and then passing those
deals on to another investor for a quick, cash profit in
a short timeframe. Therefore, wholesaling requires very little cash and none of
your own credit (since you never need to apply
for a loan as you aren't actually buying the
property).
What? Well, let me try to explain it quickly at
a high level. Here is how a Wholesale deal works (according to the
"GURUS"): you find property owners that forw whatever reason,
are either willing to or have to sell their properties for a
below-market price. You put the property under contract, then assign
the contract for a fee to a buyer who is willing to pay more to
you for the property than the contracted price. You make a fast profit with
no tenants, no rehab, and no loan.
Many Gurus claim that wholesaling is by far the
simplest, quickest, lowest risk, and lowest hassle way to
make money in real estate. Yet, let's be honest, how easy
is it to find buyers these days??? Never fear, the WCRT will
