[Charlie runs and goes to kick the ball and, of course, Lucy pulls it away, causing Charlie to fall.]

Lucy: Peculiar thing about this document, it was never notarized.




Even a notarized document would be mostly useless.

Collateral and/or explicit damages in the contract are needed in case the other party fails to fulfill their end of the agreement.
